MARKETING
Advertising your property is the most important factor when getting your home ready to rent. We tailor our marketing to fit your needs.
In addition to the industry leading syndicates like MLS, Zillow, Apartments.com, and Trulio, we take the extra step by placing ads on all social media platforms, place signage and yards, and our most efficient method is by partnering with local real estate agents to reach a much larger audience.

TENANT SCREENING
Finding a tenant becomes our focus as soon as your property is live! Beacon Properties has a multistep process when screening tenants to find the most suited resident.
While we schedule and show property to potential renters in person, an application including a valid photo id is required. A thorough background, criminal, and work history check is also a requirement in our process. Nothing is left to chance when finding a tenant.

RENT COLLECTION
Rent Collection is a vital component of ensuring your investment is profitable. Beacon Properties has partnered with Buildium.com, an industry leader in property management accounting software, to provide a both resident and owner facing portal.
For a tenant, the resident portal will allow the option to pay rent online, setup autopay, create reports on payment history, and more. The owner's portal will provide access to all income history, custom reports, and more.

MAINTENANCE
Maintaining your home is vital to making sure your home stays in a condition where tenants want to continue to live. Staying up to date on repairs, such as air filter replacements and landscaping, also ensures the longevity of your investment.
In addition to our move-in/move-out inspection of the property, we provide twice a year inspections where we walk through the entirety of the property, take photos and notes, and provide a full detailed report back to the owner.

ACCOUNTING
Our partners, Buildium.com, were built on an accounting platform, which is why we chose them for our software of choice.
We provide detailed accounting monthly to provide full visibility into your investment. We can also help setup custom reporting if your needs go beyond that. In addition to rent collection, we also pay our clients, vendors, and owners electronically through out software and at the end of the year each owner will automatically receive a 1099-MISC to report to the IRS.
